‘Tis the season to gather for some much-needed social time with friends, family members, and coworkers. If you have a holiday bash in the works and plan on using one of Seabrook Island’s event spaces, be sure to read up on the Seabrook Island Property Owners Association’s Guide to the Lake House, Community Center and SIPOA Amenities for more information on event rules, space details, pricing, and access. We’ve provided a condensed version of the event spaces section in the Q&A below.

Who can rent rooms?

All Property Owners and any Guests that are sponsored by a Property Owner can use SIPOA’s rooms for personal events.

Are event materials provided?

Only materials listed in the room description section of the Guide (pg 11) are provided. This means that items like extra tables, table cloths, utensils, and decorations are not included in the room rentals.

Who is responsible for set up/breakdown, event management, and lost items?

The person reserving the room is responsible for all things related to staffing, set up, and breakdown. This includes organizing vendors/caterers and their delivery of items to the appropriate room.

SIPOA cannot be held liable for lost or stolen items. Additionally, our policy requires that the Property Owner (host or sponsor) provide a certificate of liability insurance to the Lake House Manager at least 30 days in advance of the event.

***We do allow vendors to deliver or pick up their items at special times, but this will need to be discussed ahead of time and approved in writing by the Lake House Manager.

What time can I have my event?

Events can take place between the hours of 7:30 am and 11:00 pm. If you need to prepare for the event ahead of time or need extra time for cleaning up, you may have one hour before 7:30 am and after 11:00 pm to do so. This requires prior written permission by the Lake House Manager.

Can I use an amp for my music?

Yes, if you are granted special approval.

Can I decorate the walls?

Decorations cannot be adhered to the walls or furniture; they can only be added to tabletops and free-standing displays.

Can I use glassware for my lawn event?

Any beverages served on the lawn or on our porches must be served in plastic glasses. Glass is only permitted at the bar area, and that is only for the bottles themselves and not drinkware.

Can I set up tents for my lawn event?

Yes, but with restrictions. They cannot be set up the day before the event and they must be taken down by noon on the day following.

I’m planning on having more than 75 people at my event. Is that a problem?

No, but you will need to pay an overflow parking fee of $100 to cover our additional security personnel on duty.
